Wet Funding

Wet Funding is a closing where the lender wires funds simultaneously with — or before — recordation of the security instrument. Common in West Coast states (CA, WA, AZ, OR). Borrower receives proceeds same-day as signing. Lender accepts intraday risk that documents could be defective or recordation delayed. Speed for the borrower is the main draw; lenders mitigate the risk with stricter pre-close audit and tighter document review at the funding desk.
