The Lending Desk is an editorial publication for business-purpose real estate investors. We explain what actually moves investment-property loans through underwriting — and what quietly kills them — so you can structure a deal before you submit it.
Who writes this
We are an anonymous editorial team of loan officers and underwriters with hands-on experience in business-purpose lending on non-owner-occupied investment real estate. We publish as a team, not as individuals — the work stands on the pattern-level evidence behind it, not on personal bylines.
Why we exist
Most investor-loan content is either lender marketing or generic consumer-mortgage advice. Neither helps someone underwriting a fix-and-flip, DSCR rental, or ground-up deal. We publish the operational reality — how files clear, why appraisals come back low, where cash-to-close creeps — drawn from a large book of real originated deals and borrower experiences.
What we do — and don't
We provide education, deal-structuring frameworks, and calculators. We are not a lender, mortgage bank, or settlement-services provider. We do not quote binding rates, make credit decisions, or offer financial, legal, or tax advice. Specific loan terms come from licensed loan officers; the decision on any deal is yours.
