Table Funding

Table Funding is a closing structure where the loan funds at the closing table from one party (often a warehouse lender or correspondent) but the loan is simultaneously sold or assigned to the named lender of record. Borrower sees one set of documents and one wire; the loan never sits on the originator''s balance sheet. Common in correspondent and broker-table arrangements; transparent to the borrower but affects which entity services the loan post-close.
