ROV is the borrower's formal request that the appraiser re-review the appraisal report, typically because the borrower disagrees with the concluded value. Submissions include alternative comparable sales, photo evidence of property condition, or factual errors in the report. The appraiser may agree, partially agree, or stand by the original value. ROV is the only legitimate borrower-initiated path to a value change once the appraisal is in. Most successful when borrower provides specific, defensible counter-comps within 1 mile and 6 months of sale.
