Recourse Loan is a loan where the borrower personally guarantees repayment beyond the value of the collateral property. If the property forecloses for less than the loan balance, the lender can pursue the borrower personally for the deficiency. Most hard money and DSCR loans are recourse to a personal guarantor on the entity, even when vested in an LLC. The personal guarantee is the lender's second collateral.
