Recordation

Recordation is the formal entry of the security instrument (mortgage or deed of trust) and the deed in the county''s land records, establishing lien position and public notice of ownership. Recordation date determines lien priority — first to record generally has first priority, with statutory exceptions for tax liens, mechanic''s liens, and certain government claims. Until recordation completes, the lender''s security interest is unperfected and the loan file is not considered closed for tracking purposes.
