Portfolio Loan is a single loan secured by multiple properties (typically 5-25) in the borrower's rental portfolio, structured as one note with one monthly payment. Used by larger investors to consolidate operations or refinance many small mortgages into a single instrument. DSCR computed on the portfolio's aggregate income / aggregate debt service. Release clauses allow individual properties to be sold without paying off the entire note.
