How this calculation works
The qualifying DSCR on this page is gross monthly rent divided by monthly PITIA. Gross means the full rent figure you enter — the calculation subtracts nothing from it before dividing, and adds no allowance of its own.
PITIA is the monthly housing cost of the property — principal and interest, property taxes, property insurance, and HOA dues. All four belong in the denominator. If the property has no HOA, leave that field blank or enter zero.
Monthly principal and interest depends on how the debt is structured, so the calculator offers four bases: a 30-year fully amortizing payment, a 15-year fully amortizing payment, an interest-only payment, and a direct entry for when you already know the monthly figure. Interest rate and target DSCR both start empty, because neither is something this page should decide for you.
The optional scenario recalculates the same PITIA against 75% of the rent you entered — a 25% reduction. It is a sensitivity check on your own assumptions, shown separately from the qualifying result. It is not a second DSCR and it is not how any lender underwrites a file.
Results are educational estimates produced from the values you type. They are not a quote, an offer, a commitment, an eligibility determination, or a substitute for lender underwriting. Underwriting methods differ between programs, and a lender's own worksheet governs its own file.
